Structure and History
Riddle Realty was established in 1988. It is owned and operated by, Arthur J. Riddle, Esq., a Real Estate Broker licensed in the State of California since 1987. First employed in the real estate industry as in house counsel for a real estate company in Los Angeles. Additionally, he was employed in mortgage industry in 1988, with Mark I Mortgage in Cerritos, California as in house counsel. In Los Angeles, Mr. Riddle managed 12 real estate offices, a mortgage company and three escrow offices.
Riddle Realty has been activity involved in many aspects of real estate from residential to commercial. We have closed Apartments, Dry Cleaners, Auto Body Shops, 99¢ Chinese Food Restaurants, Donut Shops, Gasoline Stations, Video Stores, Warehouses, Industrial, etc. We are experts in Short Sales and Short Sale negotiations.
Our mortgage company, Warwick Capital Mortgage, has been actively involved in origination, processing, and funding of A-D paper. In addition, We have experience with V.A. loans, FHA loans, construction and land loans, and debt consolidation loans including Loan Modification.
In 1998, Arthur J. Riddle was general counsel to a major mortgage company. His duties were to ensure that the companies complied with the requirement of FHA Title II and Title I loan certification, Department of Real Estate, and RESPA. In 2000, he was in house counsel for a mortgage company in Cardiff, California. There he helped place them into 27 states and worked with the issues regarding those states. In Warwick Capital Mortgage, we carefully follow accepted lender and FNMA rules, regulations, and guidelines to insure the utmost integrity and quality in loan processing. Each file is carefully reviewed before submission, and procedures are followed to assure quality. Any problems or issues which may arise in the loan process are addressed and solved immediately.
The latest in computerized technology and software is utilized to ensure quality loan production. Established procedures are followed and checklist are utilized to minimize problems in the real estate and loan process.
